Perfect property for Renovation & smallholding in rural Hungary

Unusually for Hungarian houses, this property sits in the middle of it's own land with plenty of space between you and the neighbours. The village is a stunningly scenic traditional Hungarian village ideally located at just 20 minutes from Zalakaros spa resort, 30 minutes from Heviz, 15 minutes from Sarmellek airport and 10 minutes from Kis Balaton. 
The house has two bedrooms, living room but needs a kitchen & bathroom installed (there are rooms for these). The attic also has enough head height for converting. Overall the property is a good solid condition.
The garden is extremely large with mature trees - firs, fruit and nut. The garden and land totals 10,000 sqm so ideal for a smallholding. Not yet on the market, the price is to be confirmed but expected to be around 3.5 million ft.

Welcome to the Balatonbase blog showing you what Hungary has to offer.

Since buying our property in 2008, I have blogged about our personal experiences in Hungary on my Rural Life Hungary blog.  As I receive more enquires about property in Hungary I have decided to start a blog about some of the little gems we come across.
Mostly these are renovation projects and smallholdings that we find whilst searching for a specific property for a client. All of them are in good villages  and offer unbelievable value - mainly because the majority are for sale direct from the owner.

My intention is to blog about rural Hungary itself and the properties available in the hope of building up an image for readers of what the "Real Hungary" is like. Occasionally, I will include photos, information and properties in the more touristy area around Lake Balaton but the focus will be on country cottages, farms and smallholdings.

The first property is a renovated 2 bedroom cottage. It has been rewired and ha new plumbing and central heating plus a modern kitchen & bathroom - ready to move into. Due to the size of the land, 5000 m2, this would be ideal for self sufficiency or a small holding as there are outbuildings included in the purchase - ideal for housing animals.
The village is in a stunning location close to the Mura river and Croatian border and within easy reach of Letenye town and 20 minutes from the larger market town of Nagykanizsa. The village is virtually crime free and there is a great sense of community with many village events being held throughout the year.
The river Mura, which meanders it's way past the bottom end of the village creating a natural border between Hungary and Croatia, is ideal for fishing boating  or quiet walks along the riverside.
The surrounding area is rich in lakes and forests with the leisure lake at Gyekenyes only 20 minutes drive from the village.
The property is on the market for the unbelievable price of  5.95m ft (at the time of posting this is about  £15,900)
